First, the early phases have been selling steadily, so the best lots and the most popular floor plans go quickly. Phase 1 is nearly sold out, and Phase 2 is under construction now. If you see a plan and a lot that work for you, moving decisively matters.
Second, the base price includes a solid set of standard features, but the model homes are often dressed up with upgrades and options that add to the total cost. Make sure you get a clear breakdown of what is included in the base price versus what is optional.
