I have helped buyers navigate Ashland's new construction market and want to share a few practical tips. First, Ashland's building codes are among the most progressive in Oregon. The city's Climate Friendly Area requirements and wildfire protection standards mean that new homes here include features that might be optional in other jurisdictions. That is good for the long-term value and performance of your home, but it does mean the base price includes costs that you would not see in a Medford new build.
Second, inventory in Ashland's new construction communities turns more slowly than in Medford's large subdivisions, but available lots are limited. Beach Creek has 53 lots, and several have already sold. West Village will have 39 total units once complete. If you find a floor plan and lot combination that works for you, it is worth moving thoughtfully but promptly.
