Eagle Point is growing at a pace that surprises even people who have lived in the valley for years. The city has seen close to 10% year-over-year growth, and new construction in Eagle Point now accounts for a significant share of all new homes sold across the region. With more than nine builders active and over a dozen subdivisions in various stages of development, there is a lot to explore. Here is a rundown of the major communities, the builders behind them, and what buyers should know before they start looking.

Holt Homes

Quail Run: New single-family homes with Table Rock views

Quail Run is one of the most talked-about new home communities in Eagle Point right now, and for good reason. Built by Holt Homes, a well-established Pacific Northwest builder with over 40 years in the business, Quail Run offers single-family homes on the south side of town with some of the best views in the valley. Depending on where you are in the community, you can see Upper and Lower Table Rocks rising on the horizon, and the Eagle Point Golf Course stretches out nearby.

Holt Homes is a mid-size production builder that operates across Oregon and Southwest Washington. They rank among the top 100 builders nationally, and their approach is built around four principles: good land, good people, good service, and good value. In my experience working with buyers touring Holt communities, the feedback on build quality and communication during the purchase process has been consistently positive.

At Quail Run, floor plans range from about 1,547 square feet up to roughly 2,539 square feet. You can choose from 3- to 5-bedroom layouts, with both single-level and two-story options available. This upscale townhome community from Skycrest Development is set against the Eagle Point Golf Course, and it brings a level of amenity you do not usually find in a small-town new construction project.

Phase 1 of The Talons, which includes six buildings, is complete. Phase 2 amenities are now open for all residents, and they include a clubhouse, a pool, pickleball courts, and an open lawn area. For anyone who wants a lock-and-leave lifestyle with access to resort-style features, this community is a standout option in the Eagle Point market.

Skycrest Development

Sky Ranch: A master-planned vision for Eagle Point's future

Sky Ranch is a larger play from Skycrest Development that speaks to where Eagle Point is headed. This is a 131-acre master-planned development designed to bring a mix of residential homes, commercial space, and a dedicated senior living facility to the heart of Eagle Point. The plan is built around walkability and connectivity, with neighborhoods designed to feel connected rather than isolated.

Projects like Sky Ranch take years to fully build out, but they signal something important about Eagle Point's trajectory. The city is not just adding a few homes here and there. It is planning for long-term, thoughtful growth that includes amenities, services, and housing for different stages of life.

Golf Course Living

The Eagle Point Golf Community: Continuing a legacy

The Eagle Point Golf Community has been a fixture in the area for years, and new construction continues there in 2026. Phases 11 and 15 are currently active with homes being built around the Robert Trent Jones Jr.-designed golf course. That range means there is something for a lot of different budgets, but it also means you need to compare carefully. A base price from one builder might include landscaping and blinds, while another builder treats those as upgrades.

Inventory moves at different speeds depending on the community. Some of the most popular communities, like Quail Run and The Talons, see steady traffic. The best lots and the floor plans with the best views tend to go first. If you find a combination that works for you, it pays to act with intention.

New construction timelines matter. Building a home from contract to closing typically takes 6 to 12 months depending on the builder, the complexity of the home, and current construction conditions. If you need to move by a specific date, make sure you understand the builder's timeline before you commit.

Bring your own representation. This is the most important thing I tell every buyer exploring new construction. The sales agent in the model home works for the builder, not for you. Having a buyer's agent who knows the new construction process ensures someone is looking out for your interests from the design center through the final walkthrough. I have helped many buyers through new construction purchases in Eagle Point, and the process is different enough from buying an existing home that having an experienced guide makes a real difference.
