It is the gateway to the Wild and Scenic Rogue River, a hub for outdoor recreation, and a town that has managed to grow without losing its small-town feel. Now, with several active builders, new subdivisions going in, and a more balanced market that gives buyers room to breathe, Grants Pass is shaping up to be one of the most interesting new construction markets in the Rogue Valley in 2026. Summerfield North Estates

A 57-lot subdivision in Phase II with homes priced around the mid-$400,000s to $515,000+. Development work is complete and construction is ready to begin. This is a private gated community that appeals to buyers looking for a secure, established neighborhood feel.

River Mist

Pacific Northwest Style

New homes with Pacific Northwest-inspired architecture. Priced around $515,000, these homes emphasize open layouts, natural materials, and a design aesthetic that fits the Southern Oregon landscape. A strong option for buyers who want character in a production home.

June Bug Subdivision

A smaller, more affordable subdivision with first-time-buyer-friendly lot sizes. Only two homes remained as of mid-2026, so inventory here moves quickly. If you are looking for an entry point into new construction in Grants Pass, this is the community to watch for re-sales or future phases.

Cedarwood Estates

Luxury Tier

Northridge Homes' luxury neighborhood with larger lots, upgraded finishes, and a more premium position in the Grants Pass market. For buyers who want more square footage, higher-end finishes, and a setting that feels more custom, Cedarwood Estates is worth a tour.

Beyond the production builders, Grants Pass has a healthy ecosystem of custom and semi-custom builders. Valerian Homes is a local custom home builder serving the Grants Pass area, offering fully custom builds for buyers who want something that is not cookie-cutter. If you own land already or are looking to buy a lot and build, Valerian is a name I recommend adding to your list.

Adair Homes also serves the Grants Pass market with a different model. They build on land you already own or find, and they offer a range of plan options from smaller single-level homes all the way up to larger family designs. They also work with duplexes and accessory dwelling units, which makes them a flexible option if you have a specific piece of property in mind. And for buyers interested in modular construction, Impresa Modular serves the Grants Pass area with prefab homes that can be built on your land as well.

Affordable Housing

New affordable developments backed by state funding

Grants Pass is also seeing significant investment in affordable housing, which matters for the overall health of the market. Nebraska Trails, a 51-unit affordable housing development, has broken ground with walls already up. Completion is expected by late 2026. It is one of three affordable housing developments in Grants Pass receiving support from Oregon Housing and Community Services as part of a statewide $291 million investment to build nearly 1,200 affordable homes across Oregon. The Allenwood Apartments project also received funding in September 2025 as part of this push.

They do not directly affect the for-sale new construction market, but they do signal that Grants Pass is growing its housing stock at every price level, which is a positive sign for the community's long-term trajectory.

The pandemic brought a surge of buyers from California and other higher-cost states. Prices climbed fast. Inventory was tight. Homes in Grants Pass are spending more time on the market than they did a couple of years ago, with average days-on-market stretching out. About 60% of homes are selling below asking price, which means there is real room for negotiation. That is a huge shift from the multiple-offer situation buyers faced in 2021 and 2022. The overall market is described as balanced, which is a good thing: neither buyers nor sellers hold all the cards, and transactions happen at a more reasonable pace.

The downtown has character, with local shops, restaurants, and a sense of community that is harder to find in a bigger city. The Rogue River runs right through town, and access to fishing, rafting, and riverside walks is part of daily life, not something you drive to on weekends.

For buyers coming from more expensive parts of the country, Grants Pass offers a lower cost of entry without sacrificing quality of life. You get more house for your money here than you do in Medford, and significantly more than you would in Ashland or Jacksonville. And with Medford only about 30 minutes away, you are never far from the Rogue Valley International-Medford Airport, the Asante medical campus, and the shopping and dining options along the I-5 corridor.

The city is also investing in its future. Building permits issued in early 2026 for work at 1191 W Harbeck Road and 602 SE J Street show that development activity is continuing beyond the major subdivisions. Grants Pass is growing deliberately, with new utility connections, road improvements, and sewer expansions keeping pace with the new homes going up.

The builder landscape is different from Medford. You will not find the same national builders like DR Horton or Lennar that you see in Medford's subdivisions. Instead, you get local and regional builders like Northridge Homes and Valerian Homes who know the area and have established reputations here. That can be a good thing: local builders tend to be more responsive and more invested in their communities. But it also means you need to do your own research on each builder's reputation and recent projects.

Lot sizes are generally larger. One of the consistent differences I notice when showing Grants Pass subdivisions versus Medford is the lot size. You tend to get more land with your home here, which matters if you want space for gardening, a shop, or just a bigger backyard for kids and pets.

Pricing spans a wide range. New construction in Grants Pass runs from the low $400,000s for smaller plans and first-time-buyer communities up to the mid-$500,000s and beyond for the luxury tier at Cedarwood Estates. Knowing where you fit in that range will help you narrow down which communities to visit first.
