If you have flown into or out of Medford recently, you already know the Rogue Valley's airport is busier than ever. Rogue Valley International-Medford Airport (KMFR) set a record in May 2025 with nearly 99,000 travelers passing through in a single month, a 10 percent jump over the previous year. That is not a fluke. It is a trend. In fact, 2025 was the busiest year ever for the airport, with a record 1.1 million passengers handled, beating the previous high and continuing a strong growth trajectory. The airport authority is responding with a plan that will reshape how people arrive in and leave Southern Oregon for decades to come. For anyone thinking about buying a new construction home here, this is a story worth paying attention to.
A terminal built for the next generation of travelers
The current terminal, while not that old, was designed for a different era. Airlines have moved away from smaller regional aircraft toward larger planes, and the terminal is starting to feel that pressure. Jackson County is moving forward with a roughly $184 million terminal expansion that would nearly double the building size. The centerpiece is a new two-story concourse with more gates, replacing the current setup that has long struggled to keep pace with demand. Additional ticketing counters, a fourth TSA screening lane to cut down on wait times, and major upgrades to the baggage claim areas are all part of the plan, including an additional baggage carousel and expanded outbound baggage handling facilities. Thousands of square feet of new retail and concession space will give travelers more options once they are through security.
This is not a vague future idea. Design work is underway and construction proposals have already been sought. Building could begin soon, with phased work rolling into the coming years while the airport stays fully operational. The airport has already completed tarmac renovations earlier this year, including an extended main taxiway, two new taxiways, and expanded aircraft parking space. The groundwork is being laid, literally, for a significantly more capable airport.
The numbers driving this expansion are striking. KMFR ranked as Oregon's third busiest commercial airport in 2024, handling over a million passengers. Then in 2025 the airport topped that with a new record of 1.1 million travelers, beating its previous high and continuing a strong growth trend. Projections show passenger traffic reaching 1.5 million by 2032 and nearly 2 million by 2041. The airport is not just growing. It is transforming into a regional gateway that can support Southern Oregon's expanding economy and population.
Better airport access changes the housing equation
So what does an airport expansion have to do with buying a new construction home? More than you might think. Here is what I see happening on the ground.
First, better airport access makes Southern Oregon a more viable destination for out-of-state buyers. More gates and more direct flights mean shorter travel times and fewer connections. For a family relocating from California, the Pacific Northwest, or the East Coast, the ability to fly directly into Medford instead of driving up from a larger hub is a meaningful quality-of-life upgrade. Family visits become easier, travel days become less painful, and over time a stronger airport helps the whole region feel less isolated. When that family decides the Rogue Valley is where they want to put down roots, they become your neighbors, and they need a place to live.
Second, improved airport infrastructure attracts second-home buyers and remote workers. Southern Oregon has always drawn people who want the lifestyle: the four mild seasons, the outdoor recreation, the sense of community, the slower pace. What changed in recent years is that more of those people can actually work from here. An airport that can handle their travel needs makes the decision to buy a second home or make a permanent move much easier. That demand flows directly into the housing market, especially into new construction communities where buyers can design a home that fits their specific needs.
Third, infrastructure growth of this scale sends a clear signal about the health of the region. When a community invests nearly $200 million in its airport, it is betting on its own future. That kind of confidence attracts employers, supports tourism, and encourages new development. And new development means new homes. The areas that stand to benefit most are the ones that already have good access to Medford and the surrounding job centers: Medford itself, Eagle Point, Central Point, and the communities along the I-5 corridor.
Where there is growth, there is demand for new housing
The connection between airport expansion and new construction might not be obvious at first, but it is real. As more people discover Southern Oregon and find ways to get here conveniently, the pressure on our housing supply increases. Existing homes get snapped up quickly, and the market turns to new construction to fill the gap. That is already happening across Jackson and Josephine counties, with new subdivisions and custom builds going up in response to demand that shows no signs of slowing down.
For buyers considering new construction, this creates an interesting dynamic. On one hand, the growing demand means the market is healthy and property values have strong support. On the other hand, it means acting decisively when you find the right community and the right floor plan. The neighborhoods that combine good airport access, quality schools, and modern new construction are some of the most sought-after in the region, and they do not stay on the market long.
That is where working with someone who knows the local landscape matters. I have helped buyers across Medford, Eagle Point, Grants Pass, and Jacksonville find new construction homes that fit their lifestyle and their budget. I know which communities offer the features that matter most to relocating families, second-home buyers, and first-time purchasers alike. And I keep a close eye on how broader trends like this airport expansion affect the neighborhoods we work in every day.
Infrastructure investment tells you the market is worth your confidence
I have been in this industry long enough to know that the communities that invest in themselves are the ones that reward the people who invest in them. A $180 million airport expansion does not happen by accident. It happens because the people who run this region see the trajectory and are choosing to meet it head-on instead of playing catch-up later.
For someone considering a new construction purchase in Southern Oregon, that is a powerful signal. It means the area is not just growing. It is being built to accommodate that growth thoughtfully. New energy codes are raising the quality of the homes themselves. New infrastructure like this airport expansion is raising the quality of the lifestyle those homes are part of. When you combine the two, you have a market that supports both your everyday comfort and your long-term investment.
And on a personal note, I love this for our community. Southern Oregon is a special place, and seeing it get the recognition and investment it deserves is genuinely exciting. The people moving here are choosing a lifestyle that is hard to find anywhere else. I am proud to help them make that choice a reality.
