If you have been shopping for new construction in Medford and feeling priced out of the newer communities opening around East Medford, I have good news. Hayden Homes has a community in North Medford that starts well below many of the other new-home options in the Rogue Valley, and it offers something a lot of buyers tell me they want: single-story living at an affordable price.

Ponderosa Place is tucked into the north side of Medford near Interstate 5, and it is one of the most budget-friendly new construction communities I have shown buyers in the last year. With base prices starting in the mid-$340,000s and a $0 down promotion available, this community is drawing a lot of attention from first-time buyers, downsizers, and anyone looking for a new home without stretching their budget.

Ponderosa Place sits in the northern section of Medford, close to I-5 and within easy reach of the retail and services that run along the Barnett Road and North Pacific Highway corridors. That location makes it especially convenient if you commute to Grants Pass, Ashland, or the surrounding valley. You can be on the freeway in minutes, and the Rogue Valley International-Medford Airport is about a 10-minute drive south.

The community itself is designed with wide streets, sidewalk-lined blocks, and a clean, uniform streetscape that gives the neighborhood a cohesive feel. The Orchard

Single-story

From about $499,990. 1,800 sq ft, 3 bedrooms, 2 bathrooms. A generous single-level plan with a split-bedroom layout that gives the primary suite privacy from the guest rooms. The great room and kitchen flow into a covered patio, making it ideal for indoor-outdoor living.

The Stoneridge

Two-story

From about $489,990. 2,026 sq ft, 3 to 4 bedrooms, 2.5 to 3 bathrooms, 2 to 3 car garage. The largest plan in the community and the only two-story option. Bonus space upstairs gives you flexibility for a media room, office, or fourth bedroom. This plan works well for families who need more square footage.

Quick move-in homes have been listed as low as around $365,990, which is worth watching if you have flexibility on timing. Hayden Homes updates their available inventory regularly, and the quick move-in homes often include upgrades already installed at a discount compared to building from the ground up.

Here is what I tell my buyers who are considering this option. A $0 down program can be an excellent tool if you have strong income and credit but have not had time to save a large down payment. You are minutes from the shopping and dining options along Barnett Road, including grocery stores, big-box retail, restaurants, and medical offices. The Asante Rogue Regional Medical Center is about 8 minutes south, and the Medford airport is roughly 10 minutes by car. For outdoor enthusiasts, the Rogue River is about 15 minutes north, and the Table Rocks hiking area is even closer.

The North Medford area has a slightly quieter, more suburban feel than the busier corridors of South and East Medford, which appeals to buyers who want a neighborhood atmosphere without being far from conveniences. The community is within the Medford School District, and several parks are nearby for weekend recreation.

With plans starting in the mid-$300,000s and the $0 down option, this community opens the door to new construction for buyers who might otherwise have to settle for an older home or leave Medford entirely in search of affordability. That is a big deal in a market where the median existing-home price has been running around $430,000.

Tips from someone who has walked these homes with buyers

I have taken buyers through Ponderosa Place and wanted to share a few tips before you visit the sales center. First, the quick move-in homes are worth a close look. These are homes that are either already built or in the final stages of construction, and Hayden Homes often offers them at a discount compared to a custom build. You might find a home with upgraded countertops, flooring, or fixtures already installed at a price that beats building from scratch.

Second, if you are interested in a single-story plan, move with some urgency. The Alderwood and Edgewood plans are the only true single-story options in this community, and the Edgewood in particular has been selling fast. Once those lots are gone, the remaining inventory will be the two-story Stoneridge plan and the single-story Orchard.

Third, remember that the on-site agent represents Hayden Homes, not you. They are professional and helpful, but their job is to sell the builder's homes. Having your own buyer's agent means someone is looking out for your interests through the entire process, from the initial tour to the design center appointments, the inspection, and the closing table.
