Skyview Estates is hardly the only new construction activity in Medford. The city has a substantial development pipeline working its way through approvals and construction. Between Skycrest's master plan, DR Horton's aggressive build-out at Addysen Park and Wilkshire Terrace, Hayden Homes' active communities at Ponderosa Place and Cedar Landing, and several smaller infill projects, Medford is seeing the most new home construction it has had in years.

They are not just dropping 73 lots and calling it done. And the timing aligns well with where mortgage rates are right now. After peaking around 6.85 percent in early 2025, rates on 30-year fixed mortgages dropped to below 6 percent by early 2026. That roughly $30,000 boost in purchasing power has brought buyers back into the market. New construction is well positioned to capture that demand, especially as builders offer rate buydowns and other incentives to move inventory.

If you are thinking about new construction in Medford and Skyview Estates has caught your attention, here is what I want you to know.
First, the initial 73 lots are not fully built out yet. Infrastructure work including roads, utility connections, and stormwater management is underway or planned, and home construction timelines will roll out in phases. That means if you get in early, you have more lot choices, but you also need patience while the area builds out around you.
Second, the developer has not yet announced which production builder or builders will construct the homes at Skyview Estates. That decision will affect pricing, floor plan options, standard features, and the overall feel of the community. When builders are announced, we will have a much clearer picture of what the price range will look like and how it compares to other Medford new construction options.
Third, if Skyview Estates feels too far out in terms of timing, there are plenty of new construction homes available right now in Medford. Addysen Park by DR Horton still has lots available in its later phases. Ponderosa Place by Hayden Homes is actively selling with homes in the $340,000s to $390,000s. Cedar Landing offers all single-level homes from the upper $300,000s in East Medford. There are options for buyers who want new construction now versus waiting for a future phase.
How the Southern Oregon new construction market is shaping up
The broader Southern Oregon new construction market is in an interesting place right now. Medford's median sale price dipped roughly 4 percent year over year to about $392,000 in early 2026, partly because new construction is creating competition for older resale inventory. The Rogue Valley overall has seen roughly 2 percent annual appreciation, which is modest but steady compared to the volatility in other parts of the country.
Builder incentives are becoming more common. Rate buydowns, closing cost assistance, and included upgrades are all on the table in a way they were not during the peak seller's market of 2021 through 2023. That is good news for buyers.
