One of the first questions I hear from buyers exploring new construction in Southern Oregon is "Which builder should I go with?" And honestly, there is no single answer. Each builder active in our area brings a different approach to pricing, floor plans, quality, and the overall buying experience. What works perfectly for one buyer might feel completely wrong for another. The key is understanding the landscape so you can match a builder to your priorities.

Over the last several months I have been walking buyers through communities from all the major builders in the Rogue Valley. I have seen the model homes, walked the lots, talked to the sales teams, and helped clients navigate the design and closing process with each one. Here is what I have learned about the four builders that account for the bulk of new construction in Medford, Eagle Point, and the surrounding area.

DR Horton: The National Volume Builder

What DR Horton does best: Value and accessibility. Base prices at Addysen Park start in the mid-$300,000 range, making it one of the most affordable options for new construction in the area. They offer a wide range of floor plans (seven plans across 1,256 to 2,332 square feet) with 3 to 5 bedrooms, so there is something for first-time buyers and growing families alike. Their homes come with smart home features standard, including geofencing and multi-platform wireless, plus a 10-year limited warranty.

What to know going in: DR Horton builds at scale, which means you are buying a production home, not a custom one. There is very limited ability to personalize finishes or floor plans. You choose from what is available in the current phase, and the homes are built efficiently. Some buyers I have worked with have been completely happy with the value proposition, especially for a first home. Others, who wanted more control over finishes and layout, found the lack of customization frustrating. The quality feedback I hear is mixed, which is typical for any volume builder. The key is going in with realistic expectations and getting a thorough independent inspection at every stage.

Best for: First-time buyers, budget-focused buyers, and anyone who wants a new home at the lowest possible price point in Medford.

What Hayden Homes does best: Personalization and the buying experience. This is a genuinely useful tool, especially for buyers who are early in the process and trying to understand what different options cost. They also offer buyer incentives that can be significant -- in some phases, I have seen up to $25,000 in incentives on select homes.

What to know going in: The base pricing at Hayden communities tends to sit in the middle of the market -- above DR Horton, but generally below Holt Homes. Their floor plans are well designed and practical. What I appreciate about working with their communities is consistency. The standard features have good substance, and the sales process is transparent. Their Cedar Landing community stands out because every home is a single-level ranch plan, which is rare in production homebuilding. That alone makes them worth a close look for buyers who want everything on one floor.

Best for: Buyers who want more say in the design process, those looking at the single-level ranch lifestyle, and anyone who values a straightforward, transparent buying experience with a regional builder.

Holt Homes is an Oregon-based builder with over 30 years of experience constructing homes across Oregon and Southwest Washington. In Southern Oregon, they are best known for their Eagle Point community, a development that sits on the eastern edge of the Rogue Valley with panoramic views of the surrounding landscape.

What Holt Homes does best: Quality and design. Holt positions itself as a premium builder, and their homes reflect that. In Eagle Point, their floor plans run larger than what you will find from DR Horton or Hayden, with some plans reaching up to 3,297 square feet with 4 bedrooms and 3.5 bathrooms. Pricing starts around $500,000, reflecting the larger square footage, premium finishes, and lot locations with views. They offer both one- and two-story options.

What to know going in: If your priority is a home with character and higher-end finishes from a builder with a strong regional reputation, Holt is worth the premium. The Eagle Point location is also significant. You get a quieter, more rural setting while still being about 20 minutes from Medford for shopping, dining, and services. The homes near Eagle Point Golf Club add appeal for golf enthusiasts. The tradeoff is price -- Holt is not the budget option, but for buyers who value craftsmanship and space, the value is there.

Best for: Buyers who want a larger, higher-end home with premium finishes, and those who prefer the Eagle Point area over central Medford.

Pacific Trend (PacTrend): The Local Builder with Deep Roots

PacTrend Homes (Pacific Trend Building & Developing) is a local builder founded by Dan Mahar in 1977. The company has built more homes for Southern Oregon residents than any other building contractor in the region, which gives them a different kind of credibility. They know the local building codes, the subcontractor market, and the land in a way that national builders cannot replicate.

What PacTrend does best: Local knowledge and thoughtful community integration. Their active community in Medford is Autumn Hills in East Medford (ZIP 97504), a development with homes priced from the upper $400,000s to the low $500,000s. The homes are 3 bedrooms and 2 bathrooms, ranging from about 1,500 to 1,900 square feet, and sit on lots with views of the rural rolling hills that define East Medford.

What to know going in: PacTrend offers a mix of available inventory and build-to-suit options, which gives buyers more flexibility than a pure production builder. The homes are positioned minutes from shopping, medical facilities, and schools in East Medford, a part of town that has become increasingly popular for new development. Being a smaller local builder, their communities are typically more intimate than the large subdivisions you see from DR Horton or Hayden Homes. If you want a builder who has been part of this community for nearly 50 years, PacTrend is a compelling choice.

Best for: Buyers who want a local builder with a proven track record in Southern Oregon, and those looking for a smaller, more intimate community setting in East Medford with hillside views.

If you want customization and a single-level home, Hayden Homes is your best bet. Their online design tool is genuinely useful, and the Cedar Landing community is the only place in Medford where every home is a ranch plan. The trail network and park access are a bonus.

If you want space and a premium feel, Holt Homes in Eagle Point delivers the largest floor plans and the highest-end finishes. The setting is more rural, the views are dramatic, and the homes are built with a level of craftsmanship that justifies the price.

If you value local history and a smaller community feel, PacTrend in Autumn Hills offers a more intimate development with hillside views and a builder who has been part of Southern Oregon for nearly five decades. The build-to-suit option gives you more flexibility than a pure production model.

Market Insight

Having a choice is a good sign for buyers

The fact that Southern Oregon now has multiple active builders with different price points and approaches is a healthy sign for the market. A few years ago, the pickings were much slimmer. Today, buyers in the Rogue Valley have real options. You can choose between a national builder with the lowest prices, a regional builder with strong personalization tools, a premium builder focused on quality, or a local builder with deep community roots.

My advice is to visit at least two or three of these communities before making a decision. Walk the models. Talk to the sales teams. Get a feel for the neighborhood and the surrounding area. And bring someone with you who has been through the new construction process before. The right builder match makes the entire experience smoother, from the initial walkthrough to the final walkthrough at closing.
