Blackberry Lane Homes: A Pocket Neighborhood in Grants Pass

Published September 10, 2026

Not every new construction buyer wants a big production community with a homeowners association and a sea of matching roofs. If you have been telling me you want something quieter, smaller, and friendlier, then you should know about Blackberry Lane Homes, a pocket neighborhood going in off SW Blackberry Lane in Grants Pass. This is new construction with a more human scale, and it is worth a closer look.

A pocket neighborhood is exactly what it sounds like: a small, deliberately designed collection of homes on quiet streets, built to encourage neighborly, walkable living instead of the drive-and-garage pattern of a typical subdivision. Blackberry Lane Homes, led by local builder Gayle Atkins of Blackberry Lane LLC, is bringing that idea to Josephine County, and it offers something genuinely different from the larger communities I cover in my Grants Pass guide.

The Concept

What makes Blackberry Lane a "pocket neighborhood"

The community sits in the 97527 ZIP code on Grants Pass' south side, on a small-footprint development with quiet private streets. What makes it stand out is the balance it strikes: a decidedly rural, low-key feel, right up against city services and within District 7 schools. It is also located near Schroeder Park on the Rogue River, so the river and its walking paths are within easy reach.

One detail buyers in the Rogue Valley care a lot about: Blackberry Lane is set up as a no-marijuana-grow zone. That matters to people who are moving up from the coast or out of California and have strong feelings about what the neighbors next door may be doing with their land. Knowing that going in removes a real worry for many families.

The Homes

Single-story floor plans built on one level

Every plan in the community is a single-story, three-bedroom, two-bathroom home, which makes this an especially appealing option for buyers who want to live on one level. The main plans are named for the berries this corner of the valley is known for: the Tayberry, the Blueberry, and the Blackberry. A fourth plan, the Vine, has also been listed for the community.

  • The Tayberry runs about 1,550 to 1,560 square feet, the largest of the berry plans, and is built ready-to-move.
  • The Blueberry comes in at roughly 1,538 square feet and has been listed around $424,500.
  • The Blackberry is the entry plan at about 1,510 square feet, listed around $424,900.
  • The Vine, at about 1,540 square feet, has appeared as a slightly lower price point, in the $374,000s and up.

Homes in the community generally start around $424,500. As with any new construction, exact pricing moves as phases sell and current inventory changes, so the figure that matters is what is listed the week you visit, not what I can type today. What feels stable is the value: a brand-new single-level home in the mid-$400,000s with no ladder to carry groceries up.

Inside the Homes

Standard features worth knowing about

As fairly modest single-story homes, these are not loaded with luxury upgrades, but the standard list is genuinely solid. Nine-foot ceilings throughout give the rooms an open, airy feel. The granite breakfast-bar kitchen with custom hickory cabinets and under-cabinet lighting is the kind of detail local homeowners tend to appreciate, and there is both a pantry and extra storage. Granite countertops carry through the baths as well.

One of the strongest practical advantages here is financing. The homes are eligible for 100% USDA financing. For qualified buyers, that means a path to a brand-new house with no down payment, which is a meaningful option for first-time buyers and for anyone who wants to keep their cash in their pocket. I dig into Oregon down payment assistance and financing options in more detail in my separate buyer's guide, and this community is a great example of a place where the math can work out well.

Tips From Lisa

What to keep in mind before you visit

A few things I walk Southern Oregon new construction buyers through, and they all apply here:

  • Confirm the current phase and pricing when you visit. Pocket neighborhoods are built in small phases, so which lots are open and what the list price is on each one changes quickly. The number you saw online last week may be gone by the time you drive over.
  • Look at the community, not just the model. The reason people love pocket neighborhoods is the quiet streets and the neighborly scale. Walk the lane at the end of the day, peek at how close the houses sit, and picture your mornings on that porch. If the intimacy appeals to you, that is the point of choosing a build like this over a bigger subdivision.
  • Ask about the specifics that matter to you. Whether it is the no-grow restriction, the school assignment, or how the lot sits relative to the river and Schroeder Park, get the answers in writing and from the builder, not from a generic listing blur.
  • Use a buyer's agent even in a smaller community. The on-site sales team works for the builder, full stop. Whether the home costs $425,000 or $1.4 million, you deserve an agent whose only job is to protect your interests through the specs, the inspection, and the negotiation. In most new home purchases the builder covers the buyer's agent commission, so it costs you nothing extra to have me on your side.

Blackberry Lane is one of the more interesting new construction choices in Grants Pass right now because it is not a copy of every other subdivision. It is small, quiet, single-level, and priced to make sense for a lot of buyers, especially with USDA financing in the picture.
