Silverbrook: New Homes in the Fruitdale Valley of South Grants Pass

Published October 6, 2026

Silverbrook is one of the newer names in Grants Pass new construction: a community going in along Fruitdale Creek on the south side of town from Blackberry Lane LLC, the same local builder behind the Blackberry Lane Homes pocket neighborhood. As of this writing there are five ready-to-build floor plans running from roughly 1,660 to 2,157 square feet, listed from about $498,900 to $639,900, each with deeded access to the community's forest reserve and creekside trail. If you want a new home in south Grants Pass with real green space attached, this is a community worth putting on your list.

The short version: Silverbrook is a small, nature-minded community tucked into the Fruitdale Creek valley, about ten minutes from downtown Grants Pass. The plans are mostly single-story, three-bedroom homes with a generous standard feature list, and the standout is the setting: forest reserve access, a trail that meanders along the creek toward the Rogue River, and the Cathedral Hills trail system just over a mile away. For buyers who have been comparing the big north-side subdivisions and want something quieter and closer to the outdoors, it is a genuinely different option.

At a Glance

What makes Silverbrook different from the north-side communities

Most of the active new construction in Grants Pass sits in the north and southwest parts of town, where Northridge Homes and the other volume builders have their subdivisions. Silverbrook breaks that pattern: it is on the south side in the Fruitdale area, in the 97527 ZIP code, set into the Fruitdale Creek valley where the community's own forest reserve and creek become the backdrop instead of another row of rooftops. That is the difference buyers feel the moment they drive in, and it is what keeps bringing outdoor-minded buyers back to this part of town.

The builder is worth knowing too. Blackberry Lane LLC is the local Josephine County company led by Gayle Atkins, the same team behind the Blackberry Lane Homes pocket neighborhood on the south side of Grants Pass. That project introduced local buyers to a quieter, more neighborly style of new construction. Silverbrook is a larger expression of the same philosophy: still a local, family-run operation, still outdoors-focused, but with more plan choices and more square footage to pick from.

The Homes

Five ready-to-build floor plans from 1,660 to 2,157 square feet

Silverbrook currently offers five ready-to-build floor plans, and every one of them is a three- or four-bedroom, two-bath home on the smaller, more efficient side of the new-home spectrum. Here is how they shape up as they are listed, in price order:

  • The Silverwood III is the entry plan: three bedrooms, two baths, about 1,660 square feet, listed from about $498,900.
  • The Creekside bumps up to about 1,924 square feet with three bedrooms and two baths, listed in the high $550,000s up to about $579,900.
  • The Silverwood, at about 1,893 square feet with three bedrooms and two baths, comes with a three-car garage and is listed from about $589,900.
  • The Silverwood II is the largest plan at about 2,157 square feet, the one four-bedroom design in the lineup, with two baths and a list price from about $635,900.
  • The Evergreen runs about 1,790 square feet with three bedrooms and two baths, listed from about $639,900, and it is the plan for the toys: an RV garage and a broad covered patio are part of the design.

One honest note on pricing: the figures above are what current listings show, and they vary by lot and change as homes sell. In new construction the list price is always a starting point, not a promise. Ask which lots are open, whether any lot premiums or current incentives apply, and get today's price in writing for the specific plan and lot you like before you build your budget around it.

Inside the Homes

A standard feature list that reads like upgrades elsewhere

Across the plans, the standard features are a cut above what you often find at this price point with a national production builder. You get nine-foot ceilings, a vaulted ceiling in the great room, laminate wood floors, custom maple cabinets, quartz or granite counters with undermount sinks, and a gas fireplace in the great room. None of it is exotic, but all of it is the kind of thing buyers typically pay design-center upgrade money for, and here it is simply part of the build.

That matters when you are comparing communities side by side. Two homes can carry nearly identical base prices and feel completely different inside, depending on what the builder includes as standard. Silverbrook's standard list is genuinely solid, which means the sticker price gets you closer to the finished product you actually want.

The Setting

Forest reserve, Fruitdale Creek, and Cathedral Hills nearby

For outdoor-minded buyers, the location is the headline. Silverbrook has deeded access to the Silverbrook Forest Reserve and the Fruitdale Creek Trail, a walking path that meanders along the creek toward the Rogue River. On weekends you can be on that trail without loading up the car, which is a rare thing for new construction in Southern Oregon.

The community is about ten minutes from downtown Grants Pass and just minutes from the Grants Pass Golf Club. The wider Fruitdale area is a settled, family-friendly part of town with Fruitdale Park nearby, which brings pickleball courts and a soccer field, and the Fruitdale Grange is a longtime community gathering spot along Rogue River Highway. And for trail runners and hikers, an entrance to the Cathedral Hills trail system sits just over a mile from the community, with miles of singletrack right in Grants Pass' backyard.

The HOA

An HOA established in 2024, and what to ask about it

Silverbrook has a homeowners association, the Silverbrook Homeowners' Association, which was established in 2024 and operates under Oregon's Planned Community Act. Keep it in your budget, because monthly dues are part of the picture in any HOA community, and ask what the assessment covers before you commit. In a nature-oriented community like this, the interesting question is how the association maintains the forest reserve access and the common areas, and what the rules say about the creek buffers and easements on individual lots.

Schools

Three Rivers School District, with Fruitdale Elementary nearby

The Fruitdale area is served by the Three Rivers School District, with Fruitdale Elementary and Hidden Valley High School among the schools serving the area. School assignments in Josephine County are drawn by address, and boundaries can shift at a street line, so confirm the exact elementary and high school for the specific lot with the district before you sign. It takes five minutes and removes all the guesswork from a decision that can shape your family's next decade.

Financing

State down payment assistance is worth exploring at this price point

With homes starting around $498,900, Silverbrook sits in a range where Oregon's state down payment assistance programs can make a real difference for qualified buyers. The Oregon Housing and Community Services program offers up to $60,000 or 20 percent of the purchase price, whichever is less, for eligible first-time and first-generation buyers at or below 100 percent of the area median income, and most new-home builders in Oregon accept an outside lender. Program details, income limits, and funding availability change, so verify the current terms with a lender who handles OHCS loans. My full guide to down payment assistance for new construction in Southern Oregon walks through who qualifies and how the math works.

The Right Fit

Who Silverbrook suits best

  • Outdoor-minded buyers who want new construction with forest reserve access, a creekside trail, and Cathedral Hills trails about a mile away. You do not have to leave your neighborhood to get outdoors.
  • Buyers who prefer a local builder. Blackberry Lane LLC is family-run and Grants Pass-based, and the standard feature list shows a builder who puts the money into finishes rather than marketing.
  • Growers, boaters, and RV owners. The Evergreen plan's RV garage and covered patio speak directly to the Southern Oregon lifestyle, and the creek setting suits the rural character of the Fruitdale area.
  • Families who need a true four-bedroom new home without stepping up to a full custom build. The Silverwood II at about 2,157 square feet is the plan to start with.
Lisa's Tips

Questions to ask before you buy at Silverbrook

  • Get the current lot list and pricing in writing. With a small community like this, which lots are open and what each one lists for changes quickly. The number you saw online last week may be gone by the time you drive over.
  • Ask for the HOA assessment and a copy of the CC&Rs. Confirm the monthly dues, what they cover, and how the forest reserve and creek access are maintained. The creek is part of the charm, so understand the rules and easements around it.
  • Confirm the school assignment for the exact address. Three Rivers boundaries are drawn by lot, so ask the district to verify the elementary and high school for the specific home before you commit.
  • Walk the trail and the creek before you decide. The outdoor setting is the reason people choose this community. See the lot in the afternoon, check how close the trail access is from your front door, and picture the years of weekends there.
  • Bring your own buyer's agent. The on-site sales team represents the builder. In most new-home purchases the builder covers the buyer's agent commission, so having an agent costs you nothing extra and means someone independent reviews the contract, the specs, and the walkthrough on your side.

Silverbrook adds something the Grants Pass new-home market did not have much of: a smaller, locally built community on the south side with the forest and the creek as the amenity package. If it is not quite right for you, the same builder's Blackberry Lane Homes pocket neighborhood is the quieter cousin worth a look, and my full Grants Pass new construction guide lays out every active community so you can compare them side by side. When you find the one, my step-by-step buying process guide covers everything from pre-approval to closing.
