If you want new construction in Eagle Point but do not want to maintain a big yard, The Talons is the community to know. It is Skycrest Development's gated townhome neighborhood of 81 homes at 775 Alta Vista Drive, set right up against the Robert Trent Jones Jr. designed Eagle Point Golf Course. This guide walks through the floor plans, the pricing, the HOA picture, and the buyers it suits best, so you can decide whether it belongs on your touring list.
The short version is this: two well-designed three-bedroom plans, pricing starting in the $450,000s per the developer, attached garages, and a lock-and-leave lifestyle with real resort amenities. For downsizers, golfers, and anyone who wants to be the first owner of a smart, efficient home without managing a lawn, it is one of the most interesting new construction options in the Rogue Valley right now.
The Talons at a glance
The Talons sits inside the Eagle Point Golf Community, a neighborhood wrapped around a championship golf course, and the townhomes back right onto the fairways. It is gated, which is still unusual for Southern Oregon new construction, and every home comes with an attached garage. Skycrest Development is the developer behind it, the same local company working on Skyview Estates in northeast Medford and the larger Sky Ranch master plan in Eagle Point.
The location is part of the appeal. Alta Vista Drive is minutes from downtown Eagle Point, a short drive to the Rogue River, and roughly 20 minutes from Medford for shopping, dining, and healthcare. If you have toured the Holt communities at Quail Run, you know the general area; The Talons feels different, with a resort-style clubhouse, a pool, pickleball courts, and a dog park right in the neighborhood.
Two floor plans, both built around comfortable main-floor living
The Talons offers two townhome plans, one at 1,610 square feet and one at 1,870 square feet. Both are three-bedroom, two-and-a-half-bath designs with an open layout, 10-foot ceilings on the main floor and nine-foot ceilings upstairs, and a primary suite with a walk-in closet, a dual-sink bath, a large tiled shower, and a private toilet. A finished two-car garage is standard with both.
The finishes read more like a custom build than a starter townhome. Kitchens come with quartz counters, a gas range, stainless appliances, and a tankless water heater, and each home has a private back patio, many of them overlooking the fairways. There is a lot to like about the floor plans, and I recommend taking the full tour of both so you can feel the difference before you decide.
What pricing and HOA fees look like
The developer lists pricing starting in the $450,000s. Some third-party listing sites show individual resale units at lower figures, so the number you see depends on whether you are looking at a builder-sold home or a resale, and what phase the community is in. As with every new construction community in the valley, treat the starting price as a threshold, not a final number: lot position, finish choices, and incentives all move the total.
The HOA picture deserves a direct question at the sales office. Skycrest's site publishes the community's amenities but not a specific Talons HOA fee. A local real estate resource cites Eagle Point Golf Community HOA dues of roughly $95 per quarter to cover the clubhouse, the golf course, and common-area landscaping, and the same source notes buyers may face a second set of dues for the townhome community itself. That is exactly the kind of detail to pin down on paper before you make an offer, so ask for the full breakdown and the current fee schedule.
Life at the golf community
For buyers who love the game, the location is the headline: The Talons backs onto the Robert Trent Jones Jr. designed course at the Resort at Eagle Point, and the resort scene includes the Talon Grill, event spaces, and lodging for visiting friends and family. Even for non-golfers, the community amenities carry the lifestyle, with pickleball courts, a pool, a clubhouse, and a dog park all inside the gate.
This is a very different product from the production single-family subdivisions across the valley, and that is the point. If you travel, split time between homes, or simply do not want to spend weekends on yard work, this community is built for the way you actually live.
Schools and getting around
Eagle Point is served by Eagle Point School District 9, with Eagle Rock Elementary, Eagle Point Middle School, and Eagle Point High School the schools most commonly assigned to this part of town. Elementary assignments can vary by street address, so it is worth confirming the exact boundary for the home you are considering with the district if schools are a priority.
Getting around is easy from this neighborhood. Downtown Eagle Point, with its historic district and the Butte Creek Mill area, is minutes away, and the drive into Medford takes about 20 minutes. For outdoor time, the Rogue River, TouVelle State Recreation Site, and the Table Rock hiking trails are all close enough for a spontaneous afternoon.
Where The Talons fits in Eagle Point's new construction market
Eagle Point has quietly become Southern Oregon's new construction hotspot. A Southern Oregon market report put the town's new-construction median around $560,960, roughly $261 per square foot, in early 2026, and the overall listing median sat near $550,000 in June. Buyers are paying for location, views, and the newest builds, and the schools, the golf course, and the quick commute to Medford all factor in.
The Talons occupies its own spot in that market. If you want a single-family home with more space, Holt's Quail Run nearby starts in the high $400,000s with 10 floor plans from 1,594 to 2,539 square feet and a modest $52 monthly HOA. The Talons trades some square footage for a gated, resort-amenity lifestyle at a similar starting price. They are genuinely different choices, and both are worth touring back to back to see which fits your life.
Who The Talons suits best
- Downsizers and retirees who want single-level living in a primary suite, no exterior maintenance, and amenities close by.
- Golfers who want a home on the fairways of a celebrated course.
- Frequent travelers or snowbirds who want a secure, gated, low-maintenance second home they can lock and leave.
- First-time buyers who want new construction with a builder warranty and a move-in-ready finish, without a yard to learn to manage.
Questions to ask before you buy
- Ask for the complete HOA fee structure in writing. Confirm the Talons-specific dues, what they cover, whether there is a second set of golf community dues, and any pending assessments before you compare monthly costs.
- Confirm current pricing and phase. The developer's site says inventory changes frequently, and starting prices shift as units sell. Ask what is available now, what lot positions are left, and whether any incentives are running.
- Understand the orientation before you choose a unit. Fairway and mountain views vary by building, and so does afternoon sun. Walk the site, not just the model, so you know exactly what you are buying.
- Bring your own buyer's agent. The on-site sales team represents the developer. In most new construction purchases the builder covers the buyer's agent commission, so having an agent costs you nothing extra and means someone is protecting your interests through the contract and the inspection.
If The Talons is not the right fit, Eagle Point has plenty more to explore, from Quail Run's single-family plans to the bigger picture I put together in my Eagle Point new construction overview and my close look at Holt Homes' Poppy Ridge community. And if the townhome lifestyle appeals to you, my guide to the real cost of new construction will help you compare the full picture across communities.
